The other day, someone followed up with a question wanting to know what my schedule looks like.

Well, the following is a rough look at my schedule but just to clarify I’m not the best example to follow. I”m still tweaking and figuring it.

Basically what I did is break my land business down into 4 crucial parts.

4 parts that must exist to keep the biz going.

1. Acquisition
2. Research
3. Marketing
4. Selling

Then I can break each of those to weekly and daily tasks. So, this is what my current calendar on my marker board looks like:

*Monday – 1.) Write 1 new CL ad 5 min 2.) Follow up during work 3.) Renew CL Ads 4.) 1 M&M 20 minutes (or work on business or purchase property)

*Tuesday – 1.) Write 1 new CL ad 5 min 2.) DD 10 min (or work on business or purchase property) 3. renew CL ads 4.) M&M 10 min

*Wed – 1.) Write 1 new CL ad 5 min 2.) M&M 20 min (or work on business or purchase) 3.) Call new buyers during work 4.) renew cl ads

*Thurs – 1.) Write 1 new CL ad 5 min 2.) DD 10 min 3.) MM 10 min (Or work on business or purchase) 4.) Follow up 5.) renew CL ads

*Fri – 1.) Write 1 new CL ad 5 min 2.) Post FB ad – 15 min 3.) Contact new buyers 4.) renew CL adss

*Sat – 1.) Pull a list (or research new area) 45 minutes 2.) write 2 new CL ads 10 min 3.) renew CL ads

*Sun – 1.) Pull a list (or research new area or scrub a list) 45 min 2.) Email land buyers

There you have it. Also, daily I’m always engaging with any new buyers. The rule is if I’m closing a seller, that takes priority over anything else.

However, know that this calendar will change once I outsource some things. I know I’ve made sound like I’m anti-outsourcing, but I’m really not. Especially if you can AND there’s other important tasks you can.

For you, you need to break down your business into weekly task and add a time to it.

Because without a time limit work will fill up whatever time you allow it to. Meaning, if I allow myself 1 hour instead of 20 minutes for M&M (Media and marketing), I’m only going to finish in 1 hour. Or, if I allow myself 45 minutes instead of 20 minutes to write these emails, I’m going to take 45 min to finish an email.

It’s important to know that you can’t control the amount of buyers/sellers coming to you. But I can control how often I market, follow up, and contact new buyers.

Till next time; I will try and post a video one of these days on productivity.

In the meantime, if anyone is looking to figure a weekly schedule on what to do and how to do mobile home investing, I do have a eBook on how to do it and shows you some examples of lead generation.
